Planning the Community

From zoning constraint to development opportunity.

Paper Plane Architecture was engaged to develop a rezoning and planning strategy for a Dayton property previously designated for single-family use. The proposal reimagines the site as a cohesive residential community organized around an internal street network and a family of complementary housing types.

The work brought land-use strategy, site planning, unit design, and architectural visualization together into one coordinated entitlement story. Rather than treating density as a purely numerical exercise, the plan uses varied building footprints, consistent materials, landscape setbacks, and recognizable residential forms to create a neighborhood-scaled environment.

Neighborhood Character

A community, not a collection of buildings.

The architecture is intentionally familiar in scale and material while the site plan creates a more efficient residential pattern. Repetition is moderated through multiple housing types, varied roof forms, and shifting building orientations.

Each prototype responds to a different site and unit configuration while maintaining continuity through proportion, roof geometry, window rhythm, siding, shutters, and a consistent masonry base.
