The project
A new residential neighborhood, unlocked by a successful rezoning.
Paper Plane Architecture led the rezoning and design of a new garden-style residential community. The site began as agricultural land; we secured its rezoning to residential and then master-planned a full apartment community across it — a repeating kit of two-story buildings organized around shared open space and amenities.
Three building prototypes repeat across the site to keep construction efficient while varying the streetscape, wrapped around a central amenity spine: a clubhouse, pool, playground, and dog park, with landscaped parking courts and pedestrian walks connecting it all. The result is a complete neighborhood designed from the entitlement up.

The defining move on this project happened before a single building was designed: changing what the land was legally allowed to become.

This project shows Paper Plane Architecture working at both ends of development: winning the rezoning that made housing possible on an agricultural parcel, and then master-planning and designing the community that fills it.
