Paper Plane Architecture successfully completed the rezoning of the property from agricultural use to residential apartments, establishing the land-use framework for a new multifamily community in Shreveport.

The Challenge

Creating a path from agricultural land to residential development.

The property’s agricultural zoning did not support the Owner’s vision for a multifamily residential community. The project therefore began at the entitlement level: defining a credible development plan and demonstrating how apartments, circulation, parking, landscape, and shared amenities could be organized as a cohesive community.

The rezoning was successfully completed, allowing the project to advance from land-use strategy into a coordinated residential master plan. Architecture and planning were developed together so the entitlement strategy was supported by a clear physical vision for the property.

The site plan translates the land-use change into a complete development framework: apartment buildings, parking, internal drives, pedestrian connections, management functions, clubhouse, pool, play areas, and landscaped community spaces.
